Here at Castlemore Appraisals Ltd, we specialize in providing our clients with professional and unbiased residential real estate valuation. We provide accurate and timely appraisals for your valuation needs which include financing, marital dissolution, purchasing or selling, assessment appeals, or litigation.
Owner and Primary Appraiser, Nicholas Prasad, began his appraisal career in 2015. Nicholas graduated with a Bachelors Degree from McMaster University in 2014 and decided to pursue his Canadian Residential Appraiser (CRA) designation from the Appraisal Institute of Canada. Nicholas has gained valuable experience in appraising all types of residential properties and is in good standing with the Appraisal Institute of Canada.
Your Home's Value
Appraisals are completed on a case by case basis and research will be carved out to your specific property needs. A full appraisal is a detailed report compiled by a licensed appraiser. An appraisal is the only official valuation report considered for purposes such as lending, litigation, purchase or selling, and assessment appeals.
The Appraisal Process
Beginning with information about your property, the appraiser will perform background research before booking and completing a physical inspection on your home. During the inspection, you can expect the appraiser to perform a complete walk through while measuring and drawing sketches. Be prepared to be asked questions about your home such as recent renovations, landscaping, and sale history. During the inspection, the appraiser will ask for permission in taking interior photos. Photos are for the appraisers reference and to include in report. It is not shared outside of the client and appraiser.
Depending on the complexity of the assignment, the full appraisal process can take 12 hours or up to 3 days to complete. This completion time includes the start of booking the inspection to release of the appraisal report.
